Our client purchased an older farmhouse that needed some freshening. The original cabinetry was good quality and still had plenty of life to give. In this case, it was decided that a professional quality refurbish would work as nothing needed to be replaced, or shifted due to electrical or plumbing issues.

This was a very straight forward refurbish where everything was taken down, cleaned from top to bottom. The entire kitchen was quartered off from the rest of the house to be sure that everything in the remainder of the house stayed clean as the work was being done. All faces of the cabinets and drawers were taken, looked over for hardware or issues that may need replaced or fixed, cleaned and prepped for a quality finish. Our client picked a satin enamel white paint.

This kitchen refurbish was thousands of dollars less expensive than a complete remodel.

Once the doors and drawers were finished receiving their final coat of paint, the inside of the cabinets were then painted and the exterior remaining surfaces. Doors and drawers were reinstalled as well as new pull hardware installed.

Refurbishing offers the homeowner another option for a kitchen make over. Many companies do not want to refurbish a kitchen and we understand that. Sometimes however, it is what is best for the homeowner even though, it is easier for us to demo and replace with new.

Three Ways To Build Equity Fast

Can Equity in a home be build fast? Yes, even if you plan on staying in your home for some time. Lets see how.

What is Equity?

What does equity in a home mean? The short idea is that equity is the interest that you have in your home. Some people refer to this as a stake. The equity in your home is figured by taking the appraised value of the home and subtracting your loan value and any outstanding debt that you have toward the property.

How Is Equity Figured?

An example might be if you had a $100,000 loan that you originally took out. Lets say, for ease of example sake that you put down 10%. That would be $10,000 at the time you closed. Over time you may pay $1000 monthly on your mortgage payment. With every payment (assuming nothing happened to depreciate the home), you would decrease the loan amount and raise your equity in your property. In 6 months time. you would have the original $10,000 down payment plus approximately $6,000 in payments that would be close to $16,000 (a small percentage would be taking out in interest and miscellaneous ) or you would have about 15% equity in your home. Over time, you make payments regularly and that equity will be at 100% when all of the payments are made.

Speed Up The Equity Process

So that sounds slow, so let’s talk about how you can speed up the process. One of the very largest gains on equity to consider is to do a remodel. There are some things that could increase the value of your current house quickly. Remodeling the kitchen, bathroom or adding another bathroom or bedroom carved out of existing space can jump your home value up, and thus your equity also. Sure, it will cost you up front but if you are careful and get a helpful home remodeler they can help show you the cost of remodel verses your ROI or Return On Investment. In other words, they can give you an idea of how much greater your house will appraise for when the work is done.

Remodel to Gain Equity

A quick example might be that you have a really small bedroom that doesn’t function well as a bedroom but it would make a medium size bathroom and you decide to reconfigure your three bedroom one bathroom home into a two bedroom, two bath that now includes a master bathroom. You may lose the small bedroom that didn’t function well due to size but another bathroom that is more desirable. When a new appraisal is complete you may find you have just increased your house’s value by $35,000. Let’s say it cost you $20, 000 to put the second bathroom in. The difference between the two would be $15,000 of equity that you gained. Kitchens often add more value and unused finished out spaces can also net you a nice little chunk of equity as well.

Add A Rentable Unit To Your Home

Next, so let’s say you have a walk out basement but it’s not something that you or your family needs right now. Perhaps you currently live in a starter home and you know when you have a child or two that you will be moving on to a bigger place. That basement could be making you money if it was turned into an additional rental unit. How much money depends on a couple of things…how many bedrooms it has, how many bathrooms and what the going rate is for an apartment rental where you live. In some areas it could be anywhere from about $1000-1,300.

Lets say you put $50,000 into making it a one bedroom, one bath for college age, responsible renter. Now you are making money on your property and your equity in the house just took a giant leap because it is now a property investment. Your lender knows that when you move on you can either sell the house for more than they lent it to you for due to the improvements or you can rent both the upstairs space and the downstairs space and keep your property investment.

Bonus: the money coming in for the basement rental might just pay most of your mortgage plus improvements, in some cases all of it. Not everyone has a walk out basement but they may have a garage or other out building they could transform. But for someone who does it may be a great choice.

Add Curb Appeal For Fastest ROI

For the fastest way to add value without a remodel this is your go-to! Simply put, your home may not be able to be expanded easily to include the above ideas or it may not be the right time to financially pursue larger capital investments so making smaller ones to get started is the way to go. Most of the time a little elbow grease, bit of time and a good plan and one can increase the value of there home simply by giving it an updated look. Try power-washing the house, exterior buildings and don’t forget the sidewalks. Also a good freshened paint job, landscaping, niched lawn or patio furniture, a walkway, new mailbox or garage door update can assist. All of these ideas can help a higher appraisal of your home and get you nearly instant equity in your home.

There is just something special about clients who ask you to return for their next updating project time and again!  Such is the case with one of our latest clients.

We had done several inside projects for the homeowner including a mantle, banister and other formal trim work.   But the time had come to do a remodel on the porch and to create a railing for a set of contoured steps to the drive area.

The client previously had old steel columns on the front porch that had several layers of white paint encrusted on them.   He wanted to go back with  something that looked slightly rustic and yet modern.  So, thus the marriage of wood and black iron that created an effortless country charm about the home.

The post used in this project was rough cut cedar  finished with a nice Penofin stain.  You can get Penofin stain at just about any good home improvement store.  The spindles used in this project were made to mimic black iron.  The steel spindles are just as durable as black iron, however the steel rods are lighter in weight and more cost effective.   They are used on both the porch and the handrail.  On the curved handrail, a black iron finished solar light was attached for a value added purpose that completes this wonderful look.

Many houses needing remodeling today face challenges of bringing things up to date without breaking the bank.  One such recent challenge was what to do with an older insert fireplace?  If the fireplace still works well you may be able to save some money by reusing it.

When I came on the scene of the above fireplace the homeowner wanted to just that.  To reuse it… but to make sure it had not only a warm inviting look to it but also be stylish and provide functionality.   Note:  it is a good idea to add a fee for your heating and cooling expert to your budget to be sure the insert is functioning properly.  If you skip this step it may bite you later.

So if you will, picture a dirty, old fireplace insert in the middle of a bump out made of drywall with a old single piece of walnut for a  mantle.  And the marble slabs that form the hearth, though in need of a good cleaning, were present as well.  There were also electric fixtures running above and beside the insert that would need to be checked and new fixtures put into place.

The old mantle quickly  came down, the insert was cleaned of any debris and then it was time to come up with a design the home-owner wanted.   In this case the gray glass tiles were selected because they had been used in the kitchen and bathroom in the form of backsplash and would easily tie the home together.

 

However, if you have looked at today’s options for a fireplace surround there are many different styles to choice from from faux brick and stone to real, thinly cut brick and stone.  And also options of  how to put it on.  You could use thin set, which is a type of mortar and the very popular self adhesive stick among other ways.   In this case  a heat approved thin set mix  was used.  If you plan on updating every other year or so the self adhesive is likely the way to go. However, if you want something that is going to withstand the test of time going with thin set may be a better option for you.

The homeowner wanted a clean lined, simplistic mantle for this fireplace.  So what we ended up with when everything was said and done was a fireplace that had warmth and style with adjustable bookshelves on each side added much needed functionality to the room.

Jet Tub Bathroom Remodel

Recently we remodeled a  bathroom for client couple with nearly a 20 year vision.  The owners purchased the home in the 90s and had always desired to remodel the bathroom to give it a more spacious look and feel.  The only problem with that was that the entire room was very small at just 9×7 ft.  Due to the efficiency  footprint of the home it did not allow for any more space to be carved out of the home for a bathroom.

Our first challenge would be to effectively make the area function better and open up the space that was available to make it feel bigger.  This was helped by the fact that the home owner had choose a jet tub with shower option.  The top portion of space would be open.  As you can see the old tub was boxed in by the wall.  The wall and header portion at the top of the tub surround would need to be removed as well tub system to make room for the new one.

The homeowner had decided nearly 20 years ago when the time came to remodel the bathroom that they wanted to go back with a large jet tub.  They knew that it would feel great after long hours at work.

So we set about getting them their dream.  We did some drywall repair, installation and some light electrical work.   We added a ceiling exhaust fan with heat and installed a Fasade ceiling system for them and it is now water and mold resistant.  The ceiling had been old popcorn texture.  However, when we were finished it had a sleek, new look.  We repaired the floor that had taken some pretty bad abuse over time and replaced it with new flooring.  Take a peek and see how you think we did.
